The spring of 2026 brings a wave of technological innovations to the self-storage industry. The current press review from the Association of German Self Storage Companies (VdSSU) from March 2026 makes it clear: digitalization is no longer a future trend but shapes daily operations. As a board member of the VdSSU, I observe this transformation with great interest.

Platform Economy Reaches Self-Storage

A central theme is the increasing platformization of the market. Startups like storabble, which has integrated technology from a German mobile storage startup, show the enormous potential. The European market, estimated at 18 billion USD and promising further growth until 2033, is increasingly being tapped via digital platforms. SaveSpace is also positioning itself as a digital solution for a society in which ownership suddenly no longer needs a fixed place. The experiences from the COVID-19 pandemic have strongly accelerated the acceptance of fully digital processing.

Artificial Intelligence in Customer Service

On an international level, the use of Artificial Intelligence (AI) is coming into focus. Trade portals report on AI-supported call centers for self-storage facilities and analyze the AI Readiness of the industry. The use of AI is intended not only to increase efficiency but also to improve customer service for first-time tenants. Operators who adopt these technologies early on gain a clear competitive advantage.

At the same time, topics such as price transparency and fair pricing practices are being discussed internationally. New lawsuits against industry players in the US show that the pricing practices of the industry are increasingly under scrutiny.

Challenges: Bureaucracy and Location Choice

Despite technological progress, classic challenges remain. Location quality continues to be a crucial factor for the success of self-storage real estate. At the same time, bureaucratic hurdles slow down important construction projects. Nevertheless, major players like Shurgard continue to drive their expansion forward and realize new locations – for example, by converting former car dealerships in Frankfurt.

In Tübingen, the boom is particularly evident: a new provider has already rented out over 50 percent of its 650 square meter facility. In Berlin, 1,500 square meters of new self-storage space are being created in a converted high-rise building.

The transformation of the self-storage market is accelerating. Today, operators must not only secure excellent locations but also utilize digital platforms and evaluate AI solutions to meet the rising expectations of customers.
